Two sides of the same work

Someone offers us a property and we decide whether to buy it. Or we already own a property and someone wants to buy it from us.

We do not let rooms. We do not arrange mortgages. The work stops at the purchase and the sale of property in our own name.

A first note needs an address, what the building is, and whether you are selling to us or hoping to buy from us.

Buying

If you own a property and want to sell it to us, send the address and a short description: house, flat, or other building, and the rough condition.

We reply with whether we want to look. A look means the building, the title, and a price. If the price is agreed, solicitors complete the purchase in the usual way.

We do not make an offer on a building we have not been told about. The address comes first.

Selling

If you want to buy a property we own, say what you are looking for and where. We say whether we hold a building that fits, and the price.

We only sell property that is already ours. We do not shop the market for you as an agent.

When a price is agreed, solicitors handle the transfer, as they would on any other property sale.

From the first note to completion

Note: You email the address, whether this is a sale to us or a purchase from us, and how to reply.
Look: We read the note and say if we will take that property further.
Price: A figure goes in writing before anyone instructs solicitors.
Completion: Solicitors transfer the property. We confirm the date by email.

Based in Nottingham

The office is at Newstead House, Pelham Road, Nottingham, NG5 1AP. Write before you come. It is not a show home you can walk into from the street.

Property we buy or sell can be elsewhere in the United Kingdom. The note still starts with the address of that building.
